The head of the Federal Housing Finance Agency, Bill Pulte, announced a move to make it simpler for homeowners to cancel their mortgage insurance. He said he is working to align policies between two major mortgage giants so that loan servicers can reach out to borrowers who qualify to drop the coverage.
Mortgage insurance is often required when a buyer puts down less than 20 percent of a home's price. It protects the lender if the borrower defaults, but it adds to the monthly payment. Borrowers can usually request cancellation once they build enough equity, yet many never do because the process is confusing or because no one tells them they are eligible.
Pulte's plan aims to fix that gap. By matching the rules used by both companies, servicers would have a clear path to contact borrowers directly. Supporters say this could lower costs for households already stretched by high prices and elevated interest rates.
The change comes as housing affordability remains a serious concern across the country. Critics argue the shift may not help much if servicers lack the systems to identify eligible borrowers. Still, the agency says the goal is to give homeowners a fair chance to reduce their payments without jumping through unnecessary hoops.
